Dans le cadre de notre développement sur la ville de Metz (57), nous recherchons un(e) agent d'état des lieux - Indépendant. En lien direct avec notre équipe de gestion, vos missions seront les suivantes: => Réaliser les états des lieux d'entrée ou de sortie des locataires : Forfait en fonction de la taille des appartements (dans le cas de mono-habitation) et du nombre de locataires entrant ou sortant simultanément (dans le cas de collocations): * Studio, T1, T1 bis, T2 mono-habitation ou 1 locataire entrant/sortant d'une collocation : 56 € HT (Meublé) / 50€ HT (Non meublé), => Assurer l'On-boarding (pré-visite) des appartements : Il s'agit de la première visite du bien par Oqoro après signature du mandat de gestion. Cela consiste à : * Renseigner la fiche d'informations de l'appartement (emplacements compteurs, identifications des clés, type d'accès à l'appartement, nom sur la porte, identification de la boites aux lettres, local à vélo, etc...). * Réaliser le contrôle qualité (tester les clés, contrôler les évacuations, l'électricité, les appareils de cuisine etc...). * Récupérer, lister et déposer les clés chez notre partenaire., Véritable représentant local d'ORORO, tant auprès des propriétaires que des locataires, le City Manager est un vrai tiers de confiance qui souhaite se projeter avec nous sur le long terme., OQORO, c'est avant tout une équipe ambitieuse poussée par la volonté de bien faire les choses. The Service provider will enable the Germany Offshore Wind Projects (NordSee Energies 1, NordSee Energies 2 and OstSee Energies) team to achieve critical project milestones in accordance with project requirements. The service will be performed within the Foundation and T&I Package in close collaboration and coordination with the Project Management. The service provider will play an essential role in developing the engineering and tender documentation associated with the T&I activities. The Service Provider shall provide support to the T&I Lead on in accordance with project's requirements and actively ensure interfaces between packages are identified and captured. ACTIVITIES The service provider will be responsible to participate in the development of the T&I engineering and execution preparation activities related to the German Offshore Wind projects, NSE1, NSE2 and OSE. Such responsibilities include: * provide support to package lead in refining and implementing the contractual strategy for T&I operations related to foundations (including specific equipment, noise mitigation, scour protection, etc), turbines and IAC; in a complex environment with very high industrial demands from the Offshore Wind industry, requiring early commitments. * Participate to the tendering process (including bid preparation, evaluation, and recommendations to award), negotiations with potential contractors, * Contribute to the revision and validation of technical specifications and employer's requirements. * Collaborate with C&P for final T&I contracts' awards and follow-up, * Support the T&I lead in the budget preparation and resource plan for the package in line with the project's future phases, * Ensure a good coordination with Contractors' teams and a real cooperation between Contractor and Company teams to ensure a profitable and efficient collaboration during the tender and future phases. * Contribute to the projects interfaces matrix and to manage the external technical interfaces of the T&I package with the other Project packages (WTG, Foundation (FOU), IAC and O&M packages), and the internal interfaces with the teams in charge of the permitting, the certification and the environmental subjects, * Provide support in procurement activities related to FOU and IAC, * Maintain close coordination with the permitting team with a strong focus on complying with the requirements from the German regulatory for the performance of the work, * Support the development of the Project Safety Philosophy for the construction and installation phase (including at marshalling ports) and thereafter ensure that the contractor safety plans are effectively managed. * Assist in developing the Project quality system related to the T&I scope engineering, logistics, the lifting means, the marine operations and to develop and implement the specific surveillance plan for the contracted scopes. * Ensure the validity of design decision and change management through market engagement, cost-benefit studies, ad-hoc logistics studies, weather downtime assessment and risk analysis. * Perform logistics studies and liaise with package managers (WTG, FOU, IAC and O&M) to ensure efficient coordination for the delivery of the main equipment for installation by T&I package. * Perform other tasks and take on additional duties as reasonably assigned by the project management team. * Service provider will be responsible to provide feedback to relative departments in the interest of continuous improvements. * Service provider shall demonstrate an exemplary behavior with regard to HSSE rules & requirements, with regards to the Ethics and Company "Code of Conduct" policy and for implementing and controlling these rules and requirements within the said area of responsibility. The service holder is responsible for coordinating and supervising the ICSS package during the Life of Project and FEED activities up to the close out. ACTIVITIES * Compliance and Conduct: * Demonstrate exemplary behavior regarding the Company's "Code of Conduct" and HSSE rules and regulations. * Implement HSE rules and requirements within your area of responsibility. * Comply with HSSE training requirements for the position. * Verify that H3SE rules are understood and respected on the worksites, ensuring safe working practices are used by Contractors at all project phases. * Team Management: Define, implement, and manage the ICSS team organization. Coordinate all activities of the ICSS team by informing, supporting, and directing personnel in their roles, responsibilities, and objectives. * Engineering Studies: Identify and manage all necessary ICSS engineering studies, ensuring they meet project objectives related to H3SE, schedule, cost, and quality. * Technical Documentation: Define, develop, issue, and maintain all necessary technical documentation related to the NTOKON ICSS package. * Contract Management: Apply the defined Contractual Strategy and prepare and establish all contracts related to the ICSS package. Manage the contracting process in accordance with TEP NIGERIA rules and project procedures up to Contract Award for contracts developed after FID. * Contractor Performance: Manage and control Contractors' performance in all areas, including H3SE, QA, technical requirements, costs, and planning. Ensure proper administration of contracts and participate as the Company Representative in meetings with Contractors. * Equipment Handover: Deliver and handover equipment to Operation Teams with the required quality, safety level, and fitness for purpose. * Budget Management: Prepare, issue, and closely manage successive ICSS Budgets to comply with the approved COMEX budget. * Reporting: Ensure adequate and timely reporting to Project Management on progress and concerns. * Interface Management: Ensure that interfaces with all other concerned packages (Drilling, CSP & Topsides, and Field Operation) are handled correctly. * Stakeholder Relations: Assist Project Management with relations with Partners and authorities regarding ICSS matters. Prepare and participate in Workshops/Committee meetings with Partners and authorities as required. * Confidentiality: Ensure the confidentiality of all documentation produced, regardless of its format. * Lessons Learned: Gather lessons learned and provide feedback to other entities as required. * ICSS System Development: Manage all phases of the ICSS System development, ensuring it meets project specifications and H3SE standards. * Interface Management: Oversee the management of interfaces with other project packages, such as Topsides and CSP platforms. * Maximize Project Value: Contribute to maximizing the project's NPV by enhancing quality and productivity and reducing investments through optimal technical definitions and installations. * Field Operation Readiness: Ensure the ICSS System is fit for purpose, operable, maintainable, and reliable for field operations within the agreed budget and schedule. * Risk Management: Regularly update the Risk Register and implement mitigation actions. * Nigerian Content Plan: Implement the Nigerian Content Plan as approved by authorities and motivate Contractors to recruit and train Nigerian nationals. * Reporting and Communication: Report to Project Management and handle communication with partners and authorities regarding ICSS System matters. CONTEXT AND ENVIRONMENT * Ntokon project is a development in OML102 block in Nigeria based on minimalistic wellhead platform tied-back to Ofon OFP2 CPP via 26km pipelines (1 multiphasic production line, 1 water injection line). * Ntokon is an innovation driven Project with Conductor Supported Platform and Zapock pipeline concepts to be rolled-out. * FEED will start October 2024 for 5 months, FID is expected end Q1 2025 and first oil Q2 2027 which intends to make Ntokon the flagship of the company's capacity to develop ressources in minimal time. * The Ntokon Project will be developed with the objectives to maximize economical results by optimizing the reserves, the schedule, reducing the costs and the Greenhouse Gas (GHG) emission, while maintaining the technical quality of the installations, with high H3SE requirements and focus. * Context and environment: Nigeria

The Service provider will enable the Germany Offshore Wind Projects (NordSee Energies 1, NordSee Energies 2 and OstSee Energies) team to achieve critical project milestones in accordance with project requirements. The service provider will oversee all logistics and marshalling operations for the Projects. This includes managing logistics activities for substructures/foundations (FOU), Inter-Array Cables (IAC), Wind Turbine Generator (WTG) components, and any ancillary or specific equipment for Installation Contractors stored at the port. Responsibilities encompass logistics activities from the fabrication and/or manufacturing plants in Europe and/or Asia, including load-in/out, handling, lifting activities, and other services in the marshalling yard areas (quayside, load-in/out, pre-assembly, and storage). Additionally, the service involves short-haul logistics from the marshalling yard to the installation sites. ACTIVITIES The service provider will be responsible to participate in the development of the marshalling yard and logistics activities: * Define logistics scope interfaces and aggregate project requirements. * Participate in establishing and following up on the overall logistics strategy and preliminary studies. * Implement and follow up on the Logistics Execution Strategy, including surveys, audits, tenders, negotiations, contracts, and marine activities planning. * Define specifications and participate in the selection of marshalling ports/yards. * Engage in technical and commercial exchanges, visits, and meetings with port stakeholders. * Participate in the CFT process for port lease contracts. * Prepare and ensure readiness of marshalling ports as per project requirements. * Ensure readiness of logistics and associated services before mobilization. * Oversee proper demobilization of marshalling yards upon completion of activities. * Participate in contractors' qualifications and the tendering process for logistics contracts. * Manage technical specifications, RFQ/CFT documents, clarifications, negotiations, and contract issuance. * Participate in logistics and installation sequence simulations. * Issue and review logistics execution plans, vessel management plans, and transporters' plans. * Optimize yard layouts, stowage plans, and storage solutions. * Develop and manage logistics and marine coordination procedures and plans. * Optimize vessel movements and utilization of port services. * Coordinate marshalling activities, including receiving, storing, and dispatching components. * Review and approve lifting and handling procedures. * Oversee handling and lifting operations, ensuring safety and efficiency. * Implement and enforce HSE policies and procedures and promote a culture of safety and environmental responsibility. * Conduct safety audits and risk assessments, ensuring compliance with regulations. * Collaborate with various stakeholders, including contractors, port authorities, and local authorities. * Maintain accurate records of materials and components. * Control shipping documentation, administrative records, and customs-related documents. * Ensure proper reporting of logistics activities and HSE KPIs * Service provider shall demonstrate an exemplary behavior with regard to HSSE rules & requirements, with regards to the Ethics and Company "Code of Conduct" policy and for implementing and controlling these rules and requirements within the said area of responsibility. * Lead and mentor logistics personnel, ensuring adherence to safety and operational protocols. * Foster a collaborative and inclusive work environment.
